Features We seek when Buying Land for New Homes
by Brandon Simpson and Dan Lawson
Recently, a buyer asked about the features we seek when buying land for new homes.
Constructing new, custom-built homes in Suffolk and Isle of Wight County is our specialty. One of the attributes that our buyers like most is our inventory of beautiful, spacious lots. After they’ve selected a floor plan, we enjoy matching their home with one of our properties. It’s exciting to show our clients a piece of land that reflects what they’re looking for in both their home and lifestyle.
When buying land, we look for Flat, Fielded Lots
We look for flat, fielded lots that won’t need a great deal of tree removal or preparation. Some clients prefer a wooded backdrop, to reflect their love for country living. We buy these as well.
We seek everything from half-acre lots to multiple-acre properties.
Some buyers are looking for wide open spaces, so they can hunt, ride horses, do a little farming and raise livestock—without disturbing their neighbors. Lately, we’ve seen more customers who want extra space for entertaining outdoors, parking their RV or boat at home and exercising their pets.
Building a home on a private lot has other benefits too. For one, there are no homeowner association fees. Buying a condominium, townhouse or single-family home in a planned community may spare you the responsibility of some home maintenance expenses or allow use of the fitness center. But over time the annual fees will add up. In comparison, you could have saved that money and installed your own pool in the privacy of your yard.
Do you have rural property in Hampton Roads that you’d like to sell? We’re always on the lookout for single and multiple lots, small farms, timberland, distressed properties and investment properties. Let us know. We’d love to take a look.
All the best,
Brandon and Dan
