Homeowner Responsibilities Series: How Home Warranties Work

What’s Covered, and What’s Not, in your Home Warranty

Buying a home is one of the most important investments you will make on many levels. Beyond the shelter it provides, this is where you and your family will mark milestones, establish traditions, make memories and celebrate life for years to come. At the same time, your home is both a financial and personal commitment, so it’s important that you protect it with a home warranty.

Not to be confused with home owner’s insurance, which covers loss and incidents such as fire, storms, and vandalism, a home warranty protects critical systems in your home such as your air conditioners, furnace, water heaters and appliances. When an eligible failure occurs due to normal wear and tear, you won’t have to cover the cost during the warranty period. Your provider will, in addition to calling the service representative and making sure the repair or replacement is handled in a timely manner.

2-10 Homebuyer Warranty

In Virginia, most home warranties cover one year of surety coverage against defects in workmanship and materials. That’s standard. At AB Homes, we’re proud to partner with 2-10 Homebuyer Warranty, which covers:

  • One year of surety coverage against workmanship and materials
  • Two years of surety coverage for defects in wiring, piping and ductwork in electrical, plumbing, heating, cooling, ventilating and mechanical systems
  • Ten years of structural defects for load-bearing components

Now, let’s take a look at what’s not covered.

Damages that are due to wind damage, weather-related erosion, concrete issues and negligence on the homeowner’s part are their responsibility. This could include a broken window, nicked walls, stopped up toilets, gouged floors, water damage due to an unattended leak, among many other scenarios. And, for those who like to tinker, if you attempt to repair or modify features or systems in your home and something goes wrong, you’re responsible for the damage.

Finally, we can’t say enough about the importance of having a home warranty and maintaining your property on a regular basis (to be covered in our next blog post). This isn’t an apartment or rental property; it’s your home. Take care of it, and this investment will last for a lifetime.
