Preparing Your Home for Resale

Did you know that homeowners spend an average of 13 years in their homes before selling? That’s a lot of memories to leave behind, and a number of things to do before putting out a for-sale sign. If the thought of putting your house on the market seems overwhelming, we have some advice: Take on the role of the buyer, and conduct a thorough walk-through of your residence. Paying attention to the things that could negatively impact a sale will help you out in the long run.
Simple Improvements
You may not have time to overhaul an aging kitchen, but there are simple improvements you can make to assure that your place is “open house ready.”
First Impression
It’s often said, “You only have one chance to make a good first impression.” That’s good guidance in business and when you’re selling a home. Make sure your entrance appears fresh and inviting. Clean the porch, add a new welcome mat and put out fresh potted plants.
Your Yard
Give the yard area a good once-over too, by trimming back overgrown foliage, adding fresh mulch and bedding plants, and mowing the grass.
De-Clutter
As a starting point inside the home, remove excess clutter and put away personal items so that buyers can readily see the interior—and not your guitar collection. This will also make your home appear more spacious and inviting.
Painting
Inspect the walls for smudges, cracks and faded paint. Repainting is one of the least expensive fixes you can make. By choosing neutral colors, buyers can better imagine themselves living in your home.
Arrange
Adjust furniture placement to make sure there’s a thoughtful, unobstructed flow from room to room. Then, give every room a deep cleaning.
Organize
Organize closets and cabinets, making sure they remain partially empty. This will convey the impression that your home has ample storage available (a big selling point).
Fix Things that are Broken
Finally, identify easy-to-fix issues in and outside the home, such as leaky faucets, broken appliances, missing shingles or damaged flooring.
